  • No Bank Account: This method channels the money directly to the closing (or seller’s) account, meaning you still need a local solution for long-term expenses.

4. Simplified FX Process Flow

  1. Preparation: Obtain your RUT (Tax ID) and sign the initial purchase agreement (Promesa de Compraventa).
  2. Transfer: Wire the foreign currency (USD, EUR, etc.) to the Colombian intermediary (Bank or Agent).
  3. Conversion: The intermediary converts the funds into COP.
  4. Registration: The intermediary registers the amount with the Banco de la República as FDI for real estate.
  5. Disbursement: The COP funds are transferred to the Notary’s escrow account or directly to the seller upon signing the Public Deed.
